Términos hipotecarios, en lenguaje claro

APR
The yearly cost of your loan including interest plus lender fees, shown as a percentage. It usually runs a bit higher than the interest rate.
PITI
The four parts of a monthly mortgage payment: Principal, Interest, Taxes, and Insurance.
LTV (loan-to-value)
How much you're borrowing compared to the home's value, as a percentage. A $400k loan on a $500k home is 80% LTV.
DTI (debt-to-income)
The share of your monthly income that goes to debt payments. Lenders use it to gauge how much you can comfortably afford.
Escrow
An account your lender uses to collect and pay your property taxes and insurance for you, spread across your monthly payment.
Discount points
An upfront fee you can pay to lower your interest rate. One point costs 1% of the loan amount.
PMI
Private mortgage insurance, a monthly charge lenders add when your down payment is under 20%. It drops off as you build equity.
Pre-qualification vs Pre-approval
Pre-qualification is a quick estimate based on what you tell us. Pre-approval is a verified commitment after we review your documents, sellers take it far more seriously.
Fixed-rate vs ARM
A fixed-rate loan keeps the same rate for the whole term. An ARM (adjustable-rate mortgage) starts lower, then adjusts with the market after a set period.
Closing costs
The one-time fees to finalize your loan, appraisal, title, and lender charges, usually 2–5% of the purchase price.
Amortization
How your loan is paid down over time. Early payments are mostly interest; later ones are mostly principal.
Rate lock
A lender's guarantee to hold your interest rate for a set window while your loan closes, protecting you if rates rise.
